The proposed design maximises the potential of the site without imposing on or reducing the quality of the amenities of the surrounding properties. The design sits comfortably within the context of its surroundings, both in massing and use of materials. Ridge and eave heights are consistent with the surrounding properties and the use of materials reflects the suburban location of the development. The plan extends forward towards the Comber Road, from the main mass of the development, to wrap around the external play area to provide an oasis, free from noise and pollution. The front of the development remains low-key and modest, both in massing and use of materials. It projects a modern element with the saw-tooth roof plane presenting a low ridge height to the neighbouring property at No. 123 Comber Road.
